Since last fall, Burr Ridge Village Center has seen a design studio move out and a restaurant close after 16 years, and a national apparel chain's store there was expected to close this spring. The tenants replacing them include a tavern, a candy and ice cream shop, a breakfast-and-lunch spot, a nail bar, and an event venue that is still waiting on approval. Very little of what moved in sells things you take home in a bag.
That's the shift I'd point to if a neighbor asked what's going on along Village Center Drive. Some of the old stores have been replaced, but the larger change is that the open spaces now go to places where people sit down, stay a while, or book an appointment. The center's fall and holiday calendar follows the same pattern.
A $55 Million Sale for a Center That Last Traded at $15 Million
Start with the price. Patch reported in September 2025 that the Village Center's owners sold it over the summer for $55 million. Citing The Real Deal, Patch named the buyer as Chicago-based Heartland Real Estate Partners, the firm run by investor David L. Husman.
Compare that with the earlier numbers. Ramzi Hassan's Edwards Realty and Adam Firsel's Core Acquisitions bought the property for $15 million in 2019. Opus Group of Minneapolis spent $85 million to develop the 200,000-square-foot center in 2007. So the 2025 price is well above what the last owners paid, though still under what it cost to build. At the time of Patch's report, Edwards Realty was still managing the property.
What has happened in the storefronts since then lines up with that recovery, one lease at a time.
A Year of Turnover, Address by Address
Here is what has changed on Village Center Drive between fall 2025 and this month, based on Patch reporting, the center's own directory and the businesses' websites.

The Bridewell Tavern opened on a Thursday evening in March in the former Yolk space. Patch described the launch as a soft opening. About six weeks later, Kilwins opened at 745 Village Center Drive with ice cream, chocolates and fudge.
Wok n Fire posted a farewell in late April after 16 years at 590 Village Center Drive. Aria's Kitchen was proposed for the space, and in early June its owner told Patch the plan was to open that month. The center's tenant page now lists Aria's at 590 with hours of 8 a.m. to 3 p.m. every day. That gives the stretch a weekday breakfast-and-lunch option it didn't have when Wok n Fire was there.
The retail exits went in another direction. The Design Bar said its last day at 880 Village Center Drive would be Halloween 2025 and that it was moving to a nearby location, though the owner didn't give an address. In February, Patch reported that the Eddie Bauer store at the Village Center was expected to close by the end of March 2026, part of the chain's expected North American store closures.
The two newest arrivals are a service business and a retailer. Coco Nail Bar was announced for 530 Village Center Drive with a target opening of October 16, 2025. Its website now books appointments at that address. JRB Style is listed at 580 Village Center Drive. The Downtown Burr Ridge calendar advertised its grand opening celebration for yesterday, Saturday, October 3.
The Newest Proposal Is a Room You Book
The Social Loft is the clearest example of the shift. It wants to open a banquet hall at 725 Village Center Drive for micro-weddings, showers, bar and bat mitzvahs, and birthdays, with weekdays set aside mainly for corporate bookings. The space would hold 65 to 80 guests and include restrooms and a small kitchen. Clients could bring their own catering and beverages, and the business plans to staff one bartender for every 25 guests.
The proposal went to the Plan Commission on September 21 as a special-use hearing. The Village Board's September 28 agenda then included a consent item directing staff to prepare an ordinance approving the special use. Minutes from those meetings weren't posted when I checked, so treat The Social Loft as moving through the process rather than approved.
A 65-to-80-person room is a good size for the kind of party that's too big for a dining room but too small for a full banquet hall. If it opens, a shower or a milestone birthday could be held a few minutes from home instead of somewhere down the tollway.
Across County Line Road at County Line Square, Burr Ridge Parkway is seeing the same kind of change. Hand & Stone Massage and Facial Spa plans to move into the former ATI Physical Therapy space on Burr Ridge Parkway and expects to employ 25 people, with 14 to 16 on site at a time. The Plan Commission voted 6–0 on June 15, 2026, to recommend the special use for 120–122 Burr Ridge Parkway. The Village Board approved the ordinance on July 27. I haven't found confirmation that it has opened yet.
The Village Is Spending to Keep Its Anchors
New arrivals get the headlines, but the village has also spent sales tax money on the businesses that have been here longest.
Topaz Café at 780 Village Center Drive opened in 2008, a year after the center was built. In August 2025, the Village Board voted to give owner Branko Palikuca $24,000 for mechanical and aesthetic upgrades.

Patch didn't explain what changed in the traffic pattern. The vote still matters, because it shows the village using public money to keep a sit-down restaurant open at the center.
County Line Square has made a similar request. In September 2025, Brookhaven Market there asked for $671,000 toward a $1.3 million renovation covering refrigeration, flooring, restrooms and lighting. Patch reported that nearly all of the work was already done and that the request was still under review. In the same report, County Line Square's owner, Reegs Properties, asked for village help with a $380,000 exterior project that included tuckpointing and electrical upgrades, with a black-and-white repaint of the facade to follow. I haven't seen a later update on either request.
The Fall Calendar Is Built the Same Way
If new tenants are where people gather, the center's event calendar puts them on the Village Green and in the restaurants. Every item on the Downtown Burr Ridge calendar through early December is something you go to and spend time at:
- Wednesday, October 21, 6 to 9 p.m. A free outdoor screening of Hocus Pocus in the Village Center Entertainment District, with popcorn and treats. The center's two websites list different start times for the movie, 6 p.m. on one and 7 p.m. on the other, so get there early.
- Saturday, October 24, 2 to 4 p.m. Boo! Ridge Trick-or-Treat at the Village Center, with treats and games.
- Friday, November 20, 4 to 8 p.m. The first night of the Winter Night Market with Chicago Street Markets, featuring local vendors plus food and drink from the center's restaurants.
- Friday, November 20, 5 to 7 p.m. Deck the Green, the free annual tree lighting on the Village Green, held in partnership with the Village of Burr Ridge.
- Saturday, November 21, 10 a.m. to 5 p.m. The Winter Night Market's daytime session.
- Saturday, December 5, 11 a.m. to 2 p.m. Free photos with Santa at Hampton Social, with holiday treats and activities.
The November 20 overlap is worth planning around. The market opens at 4 p.m., and the tree lighting runs from 5 to 7 p.m. on the same night. That puts the busiest evening of the season in the hours when most of us are getting home from work.
The Village's general calendar also lists a "Trick or Treat" at 3 p.m. on October 31, but it doesn't give a location. Check with the Village before assuming it's at the Village Center.
